Roof Repair vs Restoration vs Replacement: What Do You Actually Need?

Roofer lingo can be confusing, and it matters because the three options have very different price tags. Here's how to tell what your roof actually needs.

1. Roof repair — from ~$300

A repair fixes a specific problem: a leak, a few broken tiles, damaged flashing or a blocked valley. It's the right call when the roof is otherwise in good shape.

Best for: isolated leaks, storm damage, a handful of cracked tiles.

2. Roof restoration — from ~$3,000

Restoration cleans, repairs and reseals your existing roof to extend its life by 10–15 years. It includes re-bedding/re-pointing ridge caps and a full repaint.

3. Roof replacement (re-roof) — from ~$12,000

Replacement strips the old roof and installs a brand-new one, usually Colorbond or terracotta. It's the most expensive option but necessary when tiles are failing en masse or the structure is compromised.

Best for: roofs near end-of-life, widespread tile breakdown, or a planned colour/material change.
